How it works: three steps

Baseline Home Check

$149 one time

Credited toward your Mint Reset if you go ahead.

Our crew runs the Mintly 25-Point Home Check, like a car checkup for your house
Photo report of what we found
A written fix list, so you know exactly where your home stands

Step 2

Mint Reset

Quoted for your home

One time. Nothing happens without your OK.

We fix what the Home Check found and bring your home up to standard
For example: full bathroom recaulk, baseboard and crown caulk, mortar touch-ups, trim touch-ups
Quoted separately, item by item, up to $1,000. Bigger projects are referred to a licensed contractor.

Step 3

Quarterly Mintly plan

$59/mo

$708 a year, billed monthly, month to month.

Four visits a year, about 75 minutes each
Our crew reruns the 25-Point Check every visit
Handles the small stuff: filters, bulbs, batteries, spot caulk touch-ups (up to about 10 ft per visit), lube, cobwebs, toilet flapper, fridge water filter
Photo report after every visit

Members join the quarterly plan after their Mint Reset, or right away if the home passes the baseline. Nothing is charged today; the waitlist only reserves founding pricing.

Need something between visits?

$99 service call

Members can have our crew stop by between visits for a $99 service call. Any work and parts are quoted before anything starts, and you decide.

Not a home warranty

Mintly is scheduled upkeep from a fixed checklist. It does not cover breakdowns, repairs or replacements. If our crew spots something that needs fixing, we let you know and quote it separately. Nothing happens without your OK.

The 25-Point Home Check is a maintenance check, not a licensed home inspection. Not included in any step: electrical, plumbing beyond a flapper swap, HVAC or gas work, larger masonry, and roof or ladder work above one story. We can quote those separately.
